I am writing this letter in regards to your interest in using Custom Crafted Construction for your upcoming project.

Mountain Top Developers, LLC is currently developing a $60MM project of 121 units on 68 acres in Gatlinburg, TN. The project includes the development of raw land including site drainage control, roads and infrastruction plus the installation of a private sewer system. Common area features such as signage, water features, landscaping and the completion of a conference center, wedding chapel, indoor pool and day spa are included in the project. We are rolling out 118 luxury cabines in 4 phases with cabins ranging in size from 1,300 to over 4,000 sqft under air.

I would categorize our project as highly complicated due to building requirements, site topography, infrastructure and utility coordination, engineering needs and target delivery times, budgets and quality standards.

As experienced contractors in the state of Florida, we understand the process of naviating from acquistions to design, engineering of this project and our objectives coupled with our limited experience in the area, it was critical that we partner with a firm that has both the proven experience and resources to deliver on the project, but also the network and savvy to work with inspectors, the building department, engineers, utiities and other key entities and agencies.

Custom Crafted Construction was instrumental in assisting our project throughout the entitlement and initial development of the project. Without their participation we probably would have not been able to pull city water to property, which was critical item in the success of our project. Their experience proved critical in numerous decisions that translated into effective cost savings for our project.

We are actively under construction of phases II and III and have already completed over 30 units, each within budget, scope and ahead of schedule. We attribute this to pro-active project management and supervision from Custom Crafted and the availability of their core and specialized trades such as framers, electricians, plumbers, etc. including their inventory of excavation assets such as skid steers, lifts, etc.

Ou partnership with Custom Crafted Construction as contractor, advisor, architect, engineer, project manager and many other roles has been critical to our projects success and we certainly would recommend and endorse their services.
